New Hampshire Inn This
classic colonial New
England Inn has served its guests and its community since 1959. This year it is celebrating its 50th
year as a business; longevity which has provided the Inn an outstanding
reputation
for excellent accommodations and fine food. Given its central yet
out-of-the-way location in Southern New Hampshire and its proximity to
Boston,
the Inn has hosted a wide variety of guests, from romantic getaway
couples to
business travelers to well-known politicians and celebrities.
Most of the
Inn’s guests have become repeat customers. The
Inn, in Merrimack
County, has an excellent location in a small but active town with a
familiar
college and tourist attractions. It is a little more than an
hour’s drive
from Boston and about four and a half from New York City. The Inn
is far
enough away to offer a true getaway and yet close enough to provide
access to
all of what New England has to offer; historic towns and villages, the
mountains, rivers and Coastal New Hampshire and Maine less than an hour
away. The town offers many outdoor activities such as skiing and
white-water kayaking, as well nearby historic and cultural experiences
including
a Shaker village and Art Studios. Of course, there is an
all-inclusive
outlet shopping center within a short drive. Nine
of the Inn’s guest
rooms are in the main Inn and there are two other rooms and two luxury
suites
located in a separate renovated carriage house. The rooms have
been well
cared for and some include fireplaces and whirlpool tubs. They
are
spacious and well appointed. Throughout
the property
there is an abundance of common and private space available. This
includes the main Inn common areas, a huge barn, in-ground pool,
gardens, an
excellent separate owner’s home, and an additional private
apartment.
These spaces offer new owners opportunities to expand or additional
space to
use for themselves. Marketing
efforts have been
consistent throughout the current owners’ tenure. New owners will
find
all systems in place and by maintaining and expanding current marketing
efforts
they will be able to continue to grow the business. The
restaurant has been an
important part of the Inn's business model and while new owners will
have an
opportunity to modify or develop their own approach to food service,
they will
still find it is a strong contributor to the overall success of the
Inn. The
Inn’s sales are
consistently around $600,000 annually. We believe new owners
could build
on the existing business and achieve a cash flow to sales ratio of
around 28%,
or upwards of $185,000 operating cash flow, with little or no capital
improvement.
However, there is also opportunity to grow the ancillary businesses at
the Inn,
such as corporate travel and weddings/functions, or through a capital
renovation to expand or further upgrade the guest rooms and the
property. This
currently profitable
