Offering Circular
Connecticut River Valley
Full Service Inn
This
is a celebrated Inn, well-known for many years as one of the premiere
properties in New England. It
not only
maintains a strong reputation with the public, but has also received
high
praise from both regional and National press. It has a
four-diamond and a
Wine Spectator award winning restaurant, and membership in some of the
more
prestigious associations in the country.
Over
the past five years, the rooms have been upgraded, the dining room
concept revamped
(which has had a tremendous positive effect) and all the Inn's
systems have been upgraded, including installing state of the art POS
and
reservation software systems.
The
Inn has a strong location, near the Long Island Sound and close to the
essential historic towns of the Connecticut River Valley. It is only half an hour’s drive from New Haven and two hours from both New York and Boston.
The Inn is far enough away to offer a true getaway and yet close
enough
to provide easy access to all of what New England
has to offer; the coast, historic towns and villages and the
mountains.
But despite its close proximity to popular traveler destinations and
active
highways the Inn is also surrounded by winding back roads and quiet New England countryside.
The
guest rooms are housed in two separate buildings. Many
of them have upgraded and include fireplaces,
luxurious baths and private decks. The rooms are all spacious and
well
appointed. All the rooms offer queen or king size beds and
include TV’s,
telephones, in-room heat and AC controls, luxurious linens and high-end
amenities.
The
grounds are spacious and the Inn,
while easily
accessible from the road, is also set back on seven wooded acres.
The
grounds provide additional opportunity for growth, including an
expansion of
the Inn which has already been
investigated.
In addition, there is further potential for a larger lawn area and
landscaped
gardens, which will continue to attract the already active market for
upscale
function/wedding business at the Inn.
The
Dining business is a strong part of the current business.
Both dining rooms have been redone to reflect
the elegant charm of the Inn and the
contemporary style of food. The restaurant has received
significant
acclaim as it has grown in recent years and marketing
efforts have focused primarily on the restaurant. Restaurant
revenue has
increased significantly and continues to grow. The restaurant
contribution to the bottom line should be considerable this year and
even
better in 2008. As for the rooms, despite a decent occupancy over
the
past three years, there is room for growth in the room business. The rooms have been consistently updated
physically, but a strong marketing effort focused on room sales would
further
grow this aspect of the business.
This
Inn is a premiere property in Connecticut.
With the 24 room Mayflower Inn in Washington, Connecticut, selling to
the
American Property Management Company for a reported $66M, this
Inn is a
veritable bargain. It is consistently considered in the top
ten in service
and food, and both of these ratings are higher than those of the famed
Mayflower
Inn. In addition, the Restaurant was rated as one of America’s
“Top 100 Hotel Restaurants” in a USA Today/Zagat poll last year and it
has been
selected as “Best Country Inn” by the readers of a well-known regional
magazine
for the past three years.
This
currently profitable business opportunity, at a price of $4.7 Million,
is
appropriate for either an owner operator(s) or as an investment
project, with
potential for growth in its current form or expansion as a larger
property.
