ANONYMOUS INNS AND BED AND BREAKFASTS. Over the past year we have performed numerous Valuation or Feasibility studies on Bed and Breakfasts throughout North America.  Some of the properties and municipalities involved would prefer to remain nameless as they may be considering engaging in the transfer process.  We have assessed and helped to develop projects involving new construction, existing buildings and going concerns.

22 ROOM FULL SERVICE INN. Helped new owners, through a one-year Management contract, in their purchase and take over of this superb Southern Inn in Columbus, Georgia, an hour or so from Atlanta.  The Inn needed cosmetic, structural and marketing work, as well as staffing, training, job descriptions and a clear definition of the guest profile.  Their biggest need was in creating functioning accounting, reservations and financial reporting systems, as there we're none when new owners purchased the Inn.  The restaurant, in a separate building, is a wonderful slice of Georgian hospitality, with two cooks who make fantastic fried chicken and come out of the kitchen to sing gospel songs upon request.  Goal areas for the Inn are to become a member of Select Registry and to regain their AAA four-diamond status, as well as institute an intimate evening dinner service.  These goals are pending, but we are confident they will be achieved by the end of 2008.

21 ROOM FULL SERVICE INN. Contracted by Dan and Michelle to provide an overview and recommendations on their restaurant operations.  The Inn, a Select Registry property, is well run and has a well-established guest base.  Dan and Michelle were looking for additional perspective on the food service program.  We provided insight into establishing check-out procedures, food costing, job descriptions, accounting procedures, menu planning and pricing, hours of operation, marketing techniques and staff communication.

18 ROOM BED & BREAKFAST. Hired by the owner to assist in management operations consisting of helping to define the direction of the B&B, implementing systems, increasing marketing efforts and making recommendations on their website.  The Inn is essentially a country-styled motel with some upscale suites and cottages and an additional family suite.  The Inn has hosted quite a few musical legends over the years due in part to its proximity to various recording studios in the area, but also because of its beautiful setting, upscale rooms and tranquil atmosphere.

26 ROOM FULL SERVICE INN. Hired by the owner of this Lake Champlain Islands coastal property, to perform an Innalysis of the Inn, focusing primarily on Food Service operations.  The Inn is an upscale, yet trendy establishment at which locals and visitors intermingle seamlessly.  It is open year round and with spectacular views of Lake Champlain and Mount Mansfield, it is popular spot for weddings, conferences and romantic getaways.  In contrast to its historic designation, the owner has upgraded the amenities to include wireless internet and iPod docking stations in the rooms.  We are now working with the Inn to enhance marketing efforts and update the website, as well as revamp the dining concept.

INN AT HONEY RUN

45 GUEST ROOM AND SUITES.  FULL SERVICE INN.  This well-renowned Inn sits on 70 acres in the heart of Ohio Amish Country. The owner, Phil Jenkins, is almost as well known as the Inn, at least in the B&B-world.  He has owned a number of Inn properties during his storied career, but this property might be his greatest accomplishment yet.  Although it has 45-rooms and guest cottages spread throughout the property, Phil still manages to make the Inn feel warm and welcoming.  We were hired to perform an overview analysis on the Restaurant, but it became much more than that.  We reviewed the current restaurant trends and helped to define a new direction for the Inn's restaurant, as well as an appropriate chef job description, beverage service, and menu plan.  We reviewed current and future budgets and helped with some difficult aspects of the business, especially looking at the relationship between the Inn and restaurant and deciding whether or not to serve lunch.

PROJECTED FULL SERVICE INN and SPA. We performed a feasibility study of a proposed 8-room Bed and Breakfast as part of a $100 Million redevelopment project for the Marina in Pittsburg, California. Through our feasibility study, we informed the city that 8 rooms was not viable in a lease operated situation and recommended they revise their plans to include 18, upscale guest accommodations and a full service Restaurant.  We are currently assisting in designing the Inn and Restaurant, as well as a full-service Spa which will be in a neighboring building. Our goal is to open the spa facility in late 2008 and break ground on the Inn in the spring of 2009.  We are working with the city to realize this crown jewel of their redevelopment project and open an exceptional Inn by the spring of 2010.

13 ROOM FULL-SERVICE INN. Hired by the offsite owner, Ian Phillips, to perform a variety of consulting assignments, including full scale management of the property, Chef and Innkeeper placement, software upgrades and operations oversight.  We assisted in hiring most of the existing staff over the past four years, helped with training and installation of Accounting, Property Management (PMS) and Point of Sale systems (POS). During our oversight and management, the Inn achieved a Four-Diamond AAA rating, a Wine Spectator Award of Excellence, Admission into Select Registry and membership in Distinctive Inns of New England.  We continue to consult with the Inn in an advisory capacity.

39 ROOM FULL-SERVICE INN. Hired by the new owner to assist during the owner’s initial Transition to this rural but elegant property in the forests of Northern Pennsylvania.  We helped identify new key staff members, installed new property management and POS systems, set up online reservations, oversaw website changes, and managed restaurant operations.  This included staff training, a wine list overhaul, complete menu changes, revised sequence of service, table design and overall presentation.  Everything at the Inn had become unmanageable and out of date.  Our goal was to streamline the operation and make it more efficient and profitable through the use of high-quality systems and a well trained staff.  We continue to work with this property and have made great strides with a smaller staff, better systems and a renewed focus on service.

11 ROOM BED & BREAKFAST. Hired to assist new owners after their purchase of this beautiful Bed and Breakfast near downtown Newport, Rhode Island.  Helped owners, who live offsite, to get started as Innkeepers.  We installed computer software systems, established accounting practices and implemented new website design and marketing programs.  We also helped with identifying and hiring live-in Innkeepers.   The Inn uses our chart of accounts and has sent us year end numbers showing their overall success.

30 ROOM DOWNTOWN BOUTIQUE HOTEL. This Greek revival Hotel and Arts center in downtown Brattleboro is home to three movie theaters, a live theater performance space, a restaurant and a number of commercial stores and business offices.  We were hired to aid in the marketing of the rooms and increasing occupancy and rooms rates for the 30 room hotel.  Other considerations were in room décor and amenity upgrades.  We helped advise on the breakfast program, assisted in the online reservation program set up and gave direction in website design, hosting and promotion.  We also helped establish their email marketing campaigns.  We still work with the property in an advisory capacity and help with front desk training, long range planning and act as a liaison with online directories.

VILLA ROYALE

30 ROOM FULL-SERVICE INN. We were hired by this luxury resort property in Palm Springs to do a one Year management term to help new owners, previous Innkeepers in New Hampshire, to establish the Villa Royale as a premiere property in California. We assisted in all aspects of the business, hiring new staff and terminating inappropriate staff, develop the food service program and implementing accounting, PMS and POS systems. During out one-year stint, we achieved a Four-Diamond AAA rating, a Wine Spectator Award of Excellence and admission into Select Registry, none of which had been previously accomplished by the Inn.  We are still hired on a periodic basis to upgrade and maintain the wine list, and submit entry to the Wine Spectator.

29 ROOM FULL-SERVICE INN. Hired to perform a Feasibility Study for this Full Service Inn and campus landmark, located directly across from the Phillips-Andover Academy.  After we decided the property was still feasible as an Inn, Phillips Academy, owners of the building, asked us to submit a proposal to lease the business.  We were chosen for the project and proceeded to implement new reservation, POS and accounting software systems, hired staff, built the website and marketed the property nationwide.  In the dining room, we created entirely new menus for breakfast, lunch and dinner, changed the wine list and developed a much needed relaxed service style in the way of a bistro dining concept.   The Inn is going strong and keeping to our original staffing and P&L budgets.   We were approached to renew our two-year lease after only six months of operation.
